Introducing Apex’s Updated Rent Payment Process: A Simplified Approach for Landlords and Agents

How Guaranteed Rent Payments Work

At Apex, we’re always looking for ways to improve how we work with landlords and agents. That’s why we’re introducing a new rent payment structure that’s clearer, more streamlined, and better aligned with the best practices in the guaranteed rent industry. Here’s a breakdown of what’s changing, why it’s changing, and how it benefits you.

 

What’s Changing?

We’ve simplified how we handle rent payments under new agreements starting after 1st February 2025.


  • Initial Payment: At the start of an agreement, we’ll pay 25% of the first month’s rent upfront.

  • Balance Payment: The remaining 75% of the first month’s rent will be paid one month later.

  • Ongoing Payments: From the second month onward, the full rent will be paid monthly, ensuring a predictable and reliable payment cycle.

 

For example, let’s assume your £2,000 per month Guaranteed Rent Agreement with Apex starts on 19th February:


  • £500 (25%) is paid upfront on 19th February as a partial payment for the initial period 19/02 to 18/03.

  • £1,500 (75%) is paid on 19th March as the balance for the initial period.

  • £2,000 (the full monthly rent) is then paid on 19th April to cover the period 19/03 to 18/04.

  • £2,000 then continues on the 19th of each month thereafter.

 

What if There’s a Rent-Free Period?

In some cases, a rent-free period may be agreed at the start of an agreement. This ensures a seamless transition into the rental period and allows Apex time for any necessary property setup, such as furniture. Here’s how the payments are structured in this scenario:


If the £2,000 per month agreement starts on 11th February, with a 10-day rent-free period the initial payment structure would look like this:

 

  • The agreement starts on the 11th February, however the initial rental period is 22/02  to 10/03 (as the first ten days are free).

  • This means a pro-rata amount of £1,200 is due for the initial period 22/02 to 10/03.

  • £300 (25%) is paid upfront on 11th February as a partial payment for the initial period.

  • £900 (75%) is paid on 11th March as the balance for the initial period.

  • £2,000 (the full monthly rent) is then paid on 11th April to cover the period 11/03 to 10/04.

  • £2,000 then continues on the 11th of each month thereafter.

 

This structure ensures landlords receive an upfront payment even when a rent-free period applies, providing peace of mind while maintaining clarity in payments.
