Guaranteed rent is a structured arrangement where landlords lease their property to a professional housing operator for a fixed period, in return for a stable, agreed rental income. Sometimes referred to as rent to rent, this model removes much of the uncertainty and involvement associated with traditional private renting.
Instead of letting directly to private tenants, landlords rent their property to Apex. We become the legal tenant for the duration of the agreement and take responsibility for management, occupancy and day-to-day oversight.

You enter into a fixed-term guaranteed rent agreement directly with Apex.
You grant Apex permission to sub-let the property to a local authority or another nominated person or body.
Apex remains the legal tenant throughout the agreement, not the occupying household.
Rent is paid at an agreed rate for the full term, regardless of short-term occupancy changes.
Apex manages inspections, compliance, maintenance and use of the property.
At the end of the term, the agreement may be renewed or the property returned, in line with agreed notice and handback provisions.
This structure allows landlords to step away from day-to-day involvement while retaining clear contractual terms.

IMPORTANT TO REMEMBER: Apex is ALWAYS the legal tenant, no matter who is living in the property.

END OF AGREEMENT AND PROPERTY HANDBACK
END OF A GUARANTEED RENT AGREEMENT
Guaranteed rent agreements are entered into for a fixed term, with clear provisions around renewal or handback set out at the outset.
Where properties are used to support housing demand, vacant possession at the exact end date cannot always be guaranteed due to the nature of occupancy. In these situations, Apex continues to pay rent and oversees the possession process, including associated legal costs where Apex is managing proceedings, until the property can be lawfully returned.
This ensures landlords are not left financially exposed or required to pursue possession themselves.
