Ifrah’s days start early. On any given morning, she’s out across London checking the condition of the properties Apex manages under guaranteed rent agreements. She’s not chasing tenants or ticking boxes, she’s protecting the value of your asset.
Why Inspections Matter Under Guaranteed Rent
Under a traditional tenancy, inspections often feel like a formality. Once a year, sometimes even less. But at Apex, inspections are a core part of how the guaranteed rent model works.
“I visit every property at least twice a year. Sometimes more if it’s in a void period or if we’re switching over an occupant. We’re not just looking for mess or damage. We’re looking for anything that could become a problem in six months' time.”
Apex has guaranteed to pay the landlord rent no matter what. That means if something goes wrong and the local authority stops paying us, we’re still on the hook. So it’s in our interest to act fast and stay ahead of issues, not wait for them to escalate.
Real-Time Reporting and Fast Action
During each visit, Ifrah carries out a full visual check. She takes photos, makes notes, and films a walkthrough video. All of it is uploaded to Apex’s inspection platform and flagged to the Property Management team.
“Let’s say I spot some early signs of damp or a loose tap. That goes straight to the PM team. They review it the same day, send someone out if needed, and we get it sorted. Then I go back to confirm it’s been done properly.”
This isn’t about catching occupants out or passing costs to landlords. It’s about keeping the property compliant, habitable and presentable, so the guaranteed rent model stays watertight.
No Surprises for Landlords
Apex landlords can request full copies of inspection reports at any time. Some like to be across every detail. Others prefer to take a hands-off approach. Either way, Ifrah and her team carry out their inspections with the same level of care.
“We treat these homes as if they were our own. Because in reality, if the property falls below standard, we’re the ones who lose out.”
