Guaranteed rent is a structured housing arrangement, sometimes referred to as rent to rent, where a property owner leases their home to a professional housing operator for a fixed period in return for a predictable, agreed rental income. Instead of letting directly to private tenants, landlords rent their property to an operator who takes responsibility for property management, occupancy and day-to-day oversight.
At Apex, guaranteed rent forms part of our wider housing delivery across London, supporting local authorities through professionally managed homes. Properties are managed directly by our team for the duration of the agreement and used in line with agreed standards and contractual terms.
This type of guaranteed rent or rent-to-rent arrangement is typically suited to landlords who prioritise income certainty, reduced involvement and long-term stability over short-term market fluctuations or maximising private rental yields.
HOW GUARANTEED RENT WORKS
A landlord enters into a fixed-term agreement with Apex.
The landlord permits Apex to sub-let the property. Apex remains the legal tenant throughout.
Rent is paid at an agreed rate for the duration of the agreement, regardless of occupancy.
Apex manages inspections, compliance, maintenance and day-to-day use of the property.
At the end of the term, the agreement may be renewed or the property returned, in line with agreed notice.

You will need to sign our Guaranteed

6. HAND US KEYS
We will require the same number of keys as there are bedrooms, plus one more for us so we can access the property for day-to-day management.
