NIGHTLY,
SELF-CONTAINED
AND TEMPORARY ACCOMMODATION

Professionally managed housing, delivered at pace across London.

ABOUT THIS ACCOMMODATION

Apex provides nightly, self-contained accommodation to support local authorities in meeting immediate and short-notice housing demand. This accommodation is designed for situations where flexibility, speed of placement and availability are the priority, recognising that nightly housing plays a necessary role within the wider temporary accommodation system.

Our focus is on ensuring properties are well managed, compliant and suitable for use from day one, allowing councils to place households quickly while maintaining oversight and standards during periods of acute demand.

WHAT COUNCILS CAN EXPECT

  • Self-contained accommodation available on a nightly basis

  • Short-notice mobilisation to support urgent placements

  • Available furnished or unfurnished depending on client need

  • Properties managed directly by Apex throughout their use

  • Clear booking, placement and invoicing processes

  • Ongoing inspections, maintenance and issue resolution

This accommodation is intended to complement longer-term housing solutions, providing councils with responsive capacity when demand cannot be met through other supply routes.

WHY COUNCILS
USE
APEX

Nightly accommodation is, by nature, a higher-cost solution. Councils work with Apex not to eliminate nightly rates, but to manage them responsibly and ensure that higher-cost placements are controlled, appropriate and professionally overseen.

Local authorities use Apex because we provide:

  • Immediate access to self-contained accommodation when demand spikes or placements are urgent

  • Greater oversight and consistency compared to fragmented nightly supply

  • Clear accountability for property condition, management and compliance

  • Predictable processes for booking, invoicing and reporting

  • Confidence that nightly placements remain suitable, even when used at short notice

This approach allows councils to balance urgency with control, rather than relying on unmanaged or inconsistent nightly options.

HOW IT WORKS IN PRACTICE

1. Apex issues daily or regular availability lists outlining current nightly stock.

2. Councils request accommodation and, where required, receive compliance documentation for review.

3. Reservations are confirmed, and properties can be uploaded to systems such as ADAM Housing where required.

4. Client details are passed to Apex’s dedicated bookings and check-in team, who contact the occupant directly to arrange access, often on the same day.

5. At check-in, occupants are shown how the property operates, including utilities, heating and safety information, and are provided with local area guidance.

6. A full check-in inventory and condition report is completed and shared with both the occupant and the council.

7. Within 48 hours, Apex carries out a settling-in and welfare check to confirm the placement is working as intended.

STANDARDS,
INSPECTIONS AND OVERSIGHT

All nightly accommodation is inspected regularly, typically every 4–6 weeks, to ensure standards are maintained throughout its use. Maintenance is managed directly by Apex, with responsive repair processes in place to address issues quickly and minimise disruption.

This level of oversight is particularly important for nightly accommodation, where speed of placement must be balanced with safety, suitability and ongoing property condition.
