What compliance certificates do I as the landlord need to supply?

UK legislation requires that we supply any occupant with a valid Energy Performance Certificate, and Electrical Installations Condition Report and if applicable a gas safety certificate (CP12) and a Fire Risk Assessment.

What type of agreement does Apex use?

You will sign a Guaranteed Rent Agreement (GRA) as the Landlord and Apex will sign that same agreement as your Tenant.

How does a GRA work?

You let your property to Apex as your Tenant. Apex will then place our own sourced occupant in the property as a sub-let. Regardless of whether we have managed to place an occupant, you will receive the rent Apex guaranteed under the GRA. It really is that simple!

How does letting to Apex as a GRA benefit me?

There are no expensive tenancy setup costs that come with traditional high street letting agents, and Apex will cover the cost of the day-to-day management. You will have peace of mind knowing that there will be no void period and that rent will be getting paid to you each month with no concern of rental arrears.

How long are the agreements with Apex?

Typically our landlords enjoy the security of a 36 month tenancy with us. If this does not suit your needs we can discuss this with you, no problem.

How much security deposit does Apex pay?

Under a GRA we do not pay you a physical deposit. Instead, we will cover the costs of any dilapidations at the end of the tenancy, up to a maximum of six weeks – that’s 20% more potential cover vs the legal maximum cash you can take as a deposit for a traditional letting. 

What type of occupant will Apex place in my property?

We work closely will local authorities to place a variety of occupants. The majority of people we place in our properties are couples or families. We do not place individuals from different households in one home (we do not create HMOs).

When will I get paid?

We will pay you your first months rent on commencement of tenancy. Then, a pro-rata payment to align your payment date with the 15th of each month. Thereafter, your rent will be paid on the 15th of each month.
