First and foremost, we ask that landlords ensure their properties are safe, clean and in a good state of repair in order to meet the Housing Health and Safety Rating System. Smoke detectors on each floor and building insurance are, of course, mandatory.
Furnished and unfurnished properties ranging from 1 to 4 bedrooms, houses, flats and maisonettes are all suitable, and rent will be dependent on these factors, as well as the location of the property.
There are, of course, other requirements that the properties need to meet. These include points relating to heating and energy efficiency; carpets and floor coverings; overall decorative condition; windows and doors; bathrooms and WCs; electrics and lighting; and issues relating to the any outside space such as garden. At the point of acquisition, we’ll carry out a thorough assessment and provide you with a valuation and once we proceed, a detailed inventory, including photos, will be completed.
You can choose an agreement ranging from 1 – 5 years and your payments will commence within 24 hours of instructing us to take on your property.
Something that particularly appeals to many of the landlords that we work with is the fact that rent is always paid monthly in advance so there’s no uncertainty around the income you’ll receive. What’s more, you’ll be charged no management, commission, administration, legal, inventory or tenancy fees.
Once we’ve taken on the management of your property, it’ll be passed on to the Property Management team with a dedicated account manager in place to oversee it. From there on, it’s our job to manage any tenant disputes and evictions; arrange for all utility and council tax bills to be transferred to, and paid by, the occupiers; and to manage cost-effective maintenance and repairs as needed.
To ensure that this is done as efficiently as possible, we also offer a 24-hour emergency line. We also guarantee that all aspects of due diligence are carried out and that your property suffers no void periods.
