Q: How does the Accepted Code of Practice relating to Legionnaire's disease affect me?A: Following new guidelines in March 2012 all landlords must carry out a Legionnaire's disease risk assessment in their properties. This no longer depends on the size of the water system. Details can be found in the Government leaflet accessed via this link. Q: Do you require properties to be furnished?A: We are looking for properties of all kinds - furnished, unfurnished or part-furnished. Q: In what locations do you require properties?A: We are currently only looking for properties in the London boroughs. Please see our Areas page for details. Q: Do you charge any administration fees?A: No. Q: Will the tenants still be there at the end of the contract?A: No, at the end of the tenancy we will give you vacant possession. Q: Who will pay for any disputes or tenant evictions? (If ever this is the case)A: We give you vacant possession, and part of the deal is that we don't leave you with non-paying tenants. If the situation becomes messy we will tackle it without inconveniencing you. You do not have to pay expensive legal fees to evict, and will suffer no rent loss if there is a lengthy eviction process. Q: Who will be responsible for utility bills and council tax?A: We make arrangements for all the utility bills and council tax bills to be transferred to the tenant. For the rest of the tenancy period the tenant will be liable for any utility bills and council tax bills, and we oversee this.
